The BASIC inspection is the bare essentials for an inspection. This is for the customer looking for the cheapest price inspection in town. I personally do not recommend this way to hire your inspector.
Buying a house is one of the most important and expensive purchases a consumer makes. Would you want the cheapest Doctor to operate on you? Please interview your inspector to make sure they are qualified and looking out for your best interest. There are many great inspectors in the area. The cheaper ones are usually new to the industry and have no other means to obtain inspections so they low ball the price. Please do not save a few dollars now on the inspection to find out you have major cost issues later. In most cases the findings of the inspection during your contingency period can be negotiated in the purchase price or closing costs with the seller.
The Basic inspection includes only major defects and potential safety concerns. There will be very few if any photos in the report. No binder package will be provided. The fee is minimal as well as the reported information. The old saying “You get what you pay for” hold true for inspecting a property and why I recommend choosing a different level of inspection.
